Auction, Private Treaty, or EOI? A Hunter Valley Guide to Selling Success

By Alexandra Scott

Hey there, property enthusiasts! Alexandra Scott here, your friendly neighbourhood real estate aficionado from the beautiful Hunter Valley. Today, we’re diving into a topic that’s close to my heart and crucial for anyone looking to sell their property: choosing the right sales method. Whether you’re a seasoned seller or a first-timer, understanding your options can make a world of difference in your real estate journey. So, let’s break it down, shall we?

The Three Musketeers of Property Sales

When it comes to selling your property, there are three main methods to consider: private treaty, auction, and expressions of interest. Each has its own unique flavour, and trust me; I’ve seen them all in action!

Private Treaty: The Straightforward Approach

Private treaty is like that friend who always tells it like it is. Here’s the scoop:

– You set a fixed price or a price range (within 10%)
– Great for sellers who like clarity and aren’t in a rush
– Perfect when you’re working with a smaller marketing budget

But here’s the thing: while private treaty can be comfortable, it might take longer to sell, and you could miss out on those emotional buyers willing to pay a premium. It’s a balancing act!

Auction: The Adrenaline Rush

Now, auctions? They’re my personal favourite. I’ve sold almost all my properties this way, and let me tell you, it’s quite the ride!

– Builds competition and excitement
– Can yield premium results in a set timeframe
– Ideal for committed sellers ready to let the market decide

But remember, auctions can be more costly in terms of marketing, and they’re not for the faint of heart. It’s all about weighing that risk against the potential reward.

Expressions of Interest: The Mystery Box

Last but not least, we have expressions of interest (EOI). It’s like the mystery flavor of ice cream – you never quite know what you’re going to get!

– Perfect for unique properties
– Attracts specific buyers
– Ideal when there aren’t many comparable local sales

The downside? Like private treaty, EOI can sometimes take a while to get results, especially if there’s no set closing date.

Choosing Your Perfect Match

So, how do you pick? It’s not one-size-fits-all, folks. Here are my top tips:

1. Consider your timeline – are you in a rush or can you wait for the right offer?
2. Think about your comfort level with uncertainty
3. Evaluate your property’s unique features
4. Discuss local market conditions with your agent (that’s where I come in!)
5. Don’t forget to factor in your marketing budget

Remember, there’s no right or wrong choice – it’s all about what works best for you and your property.
